Hilltop Manor is an award-winning bed and breakfast located in Hot Springs National Park, Arkansas. Located on 5.5 acres it borders the National Park and is 5 minutes from the historic city of Hot Springs, the only city in the country located within a National Park. The property has operated as a bed and breakfast since 2009 and current ownership since 2012. The inn was built in 1890 and is a great example of the American Craftsman style architecture. It has over 7,000 square feet with five guestrooms and five private baths and a large owner’s quarters which has an additional three bedrooms, living room and bath. Three of the guest rooms and owner’s quarters feature fireplaces and whirlpool baths. The Inn has a large, full basement which is currently used for storage. The Inn features a large front porch for sitting and dining and a patio with fireplace that can accommodate a sizeable number of people for events. The property also has a large three-bay garage. The business operates as a traditional bed and breakfast selling rooms. It does offer wedding packages and is licensed for 125 guests. With our occupancy rate, we have not solicited special events but there would be ample opportunity to host many types of events. The property has two additional parking lots in addition to guest parking. With a large owner’s quarters, the guest rooms could be expanded along with conversion of the garage into three additional rooms.
